A loft conversion can do more than create another bedroom. With the right layout, it can provide private accommodation for a lodger, au pair or longer-term occupant, while potentially giving homeowners another source of income.
Adding an en suite and kitchenette does not automatically turn a loft into a separate flat. How the space is designed, occupied and classified matters, so the intended use should be established before work begins.
What Makes a Loft Conversion Self-Contained?
A studio-style loft will usually combine sleeping space with its own bathroom and somewhere to prepare simple meals. Good headroom becomes especially important once these facilities are added.
A mansard loft conversion can provide generous floor area and more upright wall space. Our guide to multi-use loft conversions explores flexible layouts.

The key distinction is between a loft that feels independent and a legally separate dwelling. Subdividing a house to create a separate residential unit will normally require planning permission, so the proposed use should be established before the design is finalised.
Can You Put a Kitchenette in a Loft Conversion?
A kitchenette can be incorporated into some loft conversions, but it introduces additional design and compliance considerations. Water supply, drainage, electrical capacity and ventilation all need to be planned properly.
Cooking equipment also adds an ignition source at upper-floor level, making the fire strategy especially important. Fire doors, alarms and the protected escape route may all form part of the finished design.
Our guides to loft conversion fire safety and loft conversion ventilation explain these issues further.
Renting a Loft Conversion to a Lodger
If you continue living in the property and rent furnished accommodation that remains part of your main home, you may be able to use the Rent a Room Scheme for qualifying income. The scheme does not apply where the property has been converted into separate flats.
Someone sharing living space with the homeowner may have a different occupancy status from somebody using substantially self-contained accommodation.
If several occupants or rooms are involved, HMO rules may also need to be considered. Resident landlords have particular exemptions, while councils can operate additional licensing schemes, so check with the local authority before letting.

Landlord safety duties may also apply to gas, electrical installations and alarms.
What About Short-Term Lets in London?
In London, residential accommodation used for short-term letting is generally limited to 90 nights in a calendar year without planning permission, subject to the relevant conditions.
Mortgage terms, insurance and any lease should be checked. Leaseholders may need freeholder consent, while some lenders or insurers restrict certain types of letting.
Can a Loft Conversion Generate Rental Income?
A studio-style loft may provide rental income, but earnings should never be treated as guaranteed. Local demand, room size, privacy, facilities and the type of letting all affect what a space can realistically achieve.
Our guide to loft conversions and home value explains some of the factors involved. A room that can later become a bedroom, guest suite or office may have broader appeal than one designed around a single purpose.
